Exterior Repairs & Redecoration of a Grade II Listed Property in Surrey

Decorate Listed Building In Surrey

Property: Grade II Listed Property
Scope: Exterior Repairs & Redecoration

Project Overview

Hallmark Bespoke Decorating were commissioned to carry out a full exterior redecoration of a beautiful Grade II listed property in leafy Surrey. The home had previously been decorated using traditional oil-based paints, which over time had led to significant issues with the timber surfaces.

As with many heritage properties, preserving the integrity of the original materials while delivering a long-lasting, breathable finish was essential.

The Challenge

Oil-based paints, although once widely used, can create long-term problems on exterior timber. Because they form a less breathable surface, moisture can become trapped within the timber.

This often results in:

  • Timber “sweating”
  • Flaking paint Blistering surfaces
  • Cracking and splitting coatings

Unfortunately, this property had suffered from all of the above. Years of moisture retention and coating breakdown had left the exterior looking tired and neglected, with compromised protection to key timber elements.

Given the property’s listed status, careful preparation and sympathetic repair methods were required to restore it correctly and responsibly.

Our Preparation Process

Before any painting could begin, the entire exterior was thoroughly treated with a professional-grade anti-fungal solution. This ensured that any organic growth or spores were eliminated and would not compromise the new coating system.

All timber surfaces were then meticulously prepared using the Mirka sanding system. This dust-controlled sanding method allowed us to:

  • Remove failing coatings efficiently
  • Smooth uneven surfaces
  • Create an exceptional key for maximum adhesion
  • Minimise disruption to the surrounding environment

Proper preparation is the foundation of any long-lasting decorating project – particularly on heritage timber.

Repairs & Restoration

Minor timber repairs were carried out using the Repair Care Dry Flex system. This specialist repair product is ideal for listed buildings, as it provides a durable yet flexible solution that moves naturally with the timber, helping to prevent future cracking.

All exterior surfaces were carefully restored to ensure structural integrity and a flawless base for priming.

Priming & Finishing System

To ensure longevity and superior adhesion, we selected a high-performance primer system:

  • Zinsser Cover Stain
  • Zinsser 123 Bullseye

These products provided excellent sealing, stain blocking and adhesion to previously coated surfaces.

For the final finish, we applied Zinsser AllCoat Exterior Satin in Almond White. This premium exterior coating offers:

  • Outstanding durability
  • Excellent colour retention
  • Long-term weather protection
  • A refined satin finish suitable for heritage properties

The Almond White shade was carefully chosen to complement the character of the building while restoring brightness and elegance to its façade.

The Result

The transformation brought this neglected Grade II listed property back to life. What was once suffering from widespread coating failure is now protected with a modern, breathable, high-performance system – applied with traditional care and craftsmanship.

The exterior now reflects the quality and stature of the home, while ensuring it is properly protected against the elements for years to come.
